This was a replacement dwelling for a very contemporary design granted after extensive negotiations with officers of Cheshire East Council. Whilst in a group of dwellings,  being in the green belt and outside the Wilmslow Town boundary under the Local Plan, policy required any increase over and above the existing dwelling to be non material. The existing dwelling is an unremarkable bungalow in an area of substantial properties. An extant consent for a number of extensions ( for which a legal start was made)  and PD approved schemes were found to amount to Very Special Circumstances weighing in the balance in support of the outstanding design for the new dwelling.  The application ref no is 21/1072M – Oak Lodge, One Oak Lane, Wilmslow.
