Here’s a rundown of the key changes that you need to know:
For new dwelling houses (including change of use), the standard fees are increasing:
➡️ £578 per dwelling for up to 9 dwellings
➡️ £624 for between 10 and 50 dwellings
➡️ £30,860 for 50 dwellings, with an additional charge of £186 per dwelling exceeding 50 (up to a maximum of £405,000)
➡️ Householder development will now attract a fee of £258.
➡️ Changes of use applications will cost £578.
➡️ Section 73 and Non-Material Amendments will be priced at £293.
➡️ Discharges of conditions have increased to £145 (£43 for householder development).
➡️ Prior approval applications for Larger Home Extensions, additional storeys, and demolition of buildings (and others) will now be subject to a fee of £120.
It’s important to note that the provisions for a ‘free go’ will be removed. However, you will still enjoy a free re-submission as long as the relevant 12-month period begins on or before the 5th of December 2023. So make sure you plan accordingly!
