Emery Planning was instructed to advise in relation to the redevelopment of a site in Todmorden for the erection of an apartment block (6 no. units).
The site is located within the Todmorden Conservation Area and is identified as within a Flood Zone 2 & 3 (i.e. high risk of flooding). Officers agreed that the proposed scheme would relate well to the character of the conservation area, the Sequential & Exceptions Tests had been satisfied in terms of flood risk planning policy and all other site-specific impacts were acceptable. Planning permission was therefore granted by Calderdale Council.
