Emery Planning secured planning permission for Boardman Properties in February 2017 for the demolition of an existing storage unit (B8 Use) and the construction of a four-bedroom dwelling in the Green Belt.
Prior to the submission of this application, Emery Planning prepared and submitted a certificate of lawfulness which confirmed that the site was used lawfully for storage purposes and therefore comprised previously developed land.
The proposal was for a reduction in built form on the site, with a lesser footprint and floor area. Whilst there would be a slight increase in height over the existing building, Cheshire East Council considered that the proposal represented an acceptable form of development within the Green Belt and would enhance openness.
