Purpose of this Consultation
Haddon Property Company will be submitting a planning application for the residential development of land to the east of Manor Barn, Over Haddon, for nine dwellings including four affordable homes, with a restriction that they must always be primary residences.
The team including landscape architects, ecologists and sustainable building company Facit Homes has worked together to create a sensitive and high-quality development that responds to the existing character of the local community and wider landscape. The proposal aims to provide a mix of dwellings which meet the purposes and objectives of the National Park
This website provides details of the proposed development and seeks comments from the local community. This is an opportunity for you to provide us with your views and ideas to help inform the final scheme prior to submission to the local planning authority.

The Site and Planning Context
The site is located to the east of the existing private car park to the east of Manor Court and directly behind the village hall and the Lathkil Hotel. It is bounded to the west by farm buildings and is within Over Haddon’s historic ‘shrunken village’ boundary. Access is directly from Bakewell Road through the existing entrance to the car park and Hallyard House.
Dry stone walls of local stone form the boundaries of all but the southern extent of the site which is a timber post and barbed wire fence.
Over the years, areas of the original rectangular fields have been portioned off for housing, car parking and the development of the village hall and its playground.

The Proposal
The proposal is to develop nine residential dwellings of mixed size including four affordable homes, single story dwellings and family homes. The proposed layout has been designed to accommodate the majority of existing trees on the site and place the dwellings within the existing topography being contained by prominent village buildings on the west and south. New planting will reinforce the visual screening from the East.
The overall concept of the design is to create the highest standard sustainable development of mixed dwellings through the use of contemporary architecture continuing the architectural narrative of the village through the use of materials and shapes. When viewing the village from afar the domestic architecture gets gradually more modern towards the east of the community where this site lies. This development will form a natural bridge between the existing homes and the large-scale agricultural buildings which lie beyond.
The draft proposed site plan shows how the houses are sited to square off the existing ribbon development of Over Haddon within the bookend of Newclose Farm, and provide a new memorial orchard garden, extended deciduous tree planting and community disabled access from the village hall playground..
The proposed build method focusses on the highest levels of energy efficiency, reduced construction time and that the homes are future proofed against climate change. All of the designs ensure a high standard of living through ample living space plus a generous outside space and garden storage for all the homes. The use of natural light is maximised for solar gain and the south facing roof slopes will be fully utilised for solar energy production
A full application will be submitted to the National Park with all the required documents including Design and Access statement, Planning Statement, Landscape & Visual Assessment, Ecology Assessment, Tree Survey, Archaeology Report, Contaminated Land and Drainage Reports and a Highways Assessment. Discussions are underway to look at linking with a community energy scheme to benefit the whole village.
