Emery Planning will be submitting a full planning application on behalf of Mansion House Project Management for residential development on land off Scotia Road, Tunstall, Stoke-on-Trent. The site is identified as a preferred housing site in the Preferred Options consultation of the Stoke-on-Trent and Newcastle-under-Lyme Borough Council Joint Local Plan.
Purpose of this Consultation
The development team have worked to create a scheme which would provide a high-quality development comprising 272 homes and 80 extra care apartments which would meet an identified need for family and affordable housing within Stoke-on-Trent.
Due to current Covid-19 restrictions, we will not be able to hold a face-to-face consultation event. Instead, this website provides details of the proposed development and seeks comments from the local community. This is an opportunity for you to provide us with your views and ideas to help us form the final scheme, before a planning application is submitted to the Council. We are also recording any expressions of interest from those who may be interested in living at the proposed development.

The Site
The site comprises approximately 8 hectares of land located on Scotia Road and situated within the urban area of Tunstall. Although greenfield in appearance, the land is understood to be the site of a former Pottery and landfill site and was confirmed in a previous planning appeal in 2008 to be previously developed land.
A small section of the western part of the site fronts onto Scotia Road. This area of land is edged blue on the accompanying plans and is not part of this application. It is anticipated that this will be subject to a future application for commercial uses.
The remainder of the site is set behind the existing commercial development including the former Dudsons factory and the ASDA supermarket also to the west. Existing housing is located to the east and Sproston Park is to the south. To the north are the rear gardens of residential properties and parkland. The site is sustainably located within walking distance of a range of services and amenities including primary and secondary schools and the town centres of Burslem and Tunstall. There are good public transport links, with bus stops located on Scotia Road.
The Proposal
The proposals will comprise a full planning application for 272 residential units and 80 extra care apartments together with associated works. 25% of the homes will be affordable.
As set out above, the blue edged area will be subject to a future application for commercial uses.
It is anticipated that the proposed dwellings would predominantly be a mix of 1-4 bedroom properties, including the provision of the affordable homes, in accordance with planning policy.
Vehicular access to the site is proposed to be taken from the existing access point to Scotia Road. Pedestrian linkages would also be provided to the existing residential development and to Sproston Park to the south.
The site offers a significant opportunity to deliver high quality, sustainable residential development within Stoke-on-Trent.
The development team is at an advanced stage in the process of preparing supporting technical documents to accompany the planning application. The final submission will be revised in line with the recommendations of these reports and the outcome of this public consultation exercise. The work commissioned to date includes:

- Flood risk assessment and drainage strategy
- Ground conditions/contamination surveys
- Archaeological investigation
These reports will address any technical matters raised during the planning application process.
