Planning Applications
There are a number of statements which may be necessary for your planning application. Emery Planning can prepare, co-ordinate and contribute to a wide range of these statements. Examples are outlined below.
Statements relating to planning applications include:
  • Planning
  • Design and Access

  • Travel Plan
  • Retail Impact Assessment

Planning Appeals
We undertake appeals for all types of development and advise on the most appropriate procedure and prospects of success. We have direct access to barristers and experience in co-ordinating appeal teams.

We have substantial experience in providing expert evidence at hearings and inquiries with an excellent record of success. Our close and long established working relationship with a range of chambers and counsel across the country enables cases to be tailored to the client and effectively presented.

We deal with:

  • Refusals of planning permission
  • Refusals of listed building consent
  • Refusals of conservation area consent
  • Enforcement appeals
  • Negative certificates of lawfulness
  • Failure to determine applications within the required periods
  • Called-in applications
  • Compulsory purchase matters
Environmental Impact Statements (EIA)
EIA is the process by which the anticipated effects on the environment of a proposed development or project are measured. As a multi-phased procedure, it aims to identify and develop mitigation measures where necessary.
We screen development to assess if an EIA is required, prepare the scoping report that identifies the topics to be covered by the EIA, prepare the format for topic reports, co-ordinate the preparation of the environmental statement, and prepare the non-technical summary. Emery Planning is a Member of the Institute of Environmental Management and Assessment, the home of environmental and sustainability professionals from around the globe.
Community Involvement
We are experienced in advising on the need for public consultations which can be a prerequisite for some planning applications. The level of detail may vary from a mailshot to the local community to the creation of a dedicated website and co-ordinating a public consultation event.
Planning Appraisals
We prepare planning appraisals to set out both current and future development potential, providing realistic and honest advice on the prospects of obtaining planning permission. In doing so, we will set out a pragmatic strategy for securing consent.
Development Promotion
We monitor development plans and specific policies within them and specialise in promoting sites through the development plan process. This can take the form of preparing representations to development plans and/or presenting expert evidence at development plan public examinations.
